Knowing your market would appear to be a key requirement for real estate agents but many admit they are missing a trick in their marketing.

While 95% of real estate professionals said that local market knowledge is very or extremely important to their clients, just 11% said that they specialize in neighborhoods.

A poll by WAV Group assessed the impact of HyperLocal marketing in real estate.

Most real estate professionals are marketing their business in large regional metros (34%) followed by the metro area (28%) and city or town (21%).

Only a small number of respondents said that they have a blog or neighborhood website or use the social media platform NextDoor.

But it’s not a lack of knowledge as 80% said they very or extremely knowledgeable about their neighborhood – it’s just that they aren’t sharing that knowledge effectively in their marketing.

Almost three quarters of respondents said that using Facebook was important in connecting with local customers, but 31% said that social media was only somewhat important and 10% said it was not important to their business.

Only 10% of real estate professionals said they use Instagram – perhaps surprising given its image and video based focus which may benefit home selling. Just 1 in 20 use Twitter.
